What you get

Look up an address and get the residence and every detached structure on it, drawn to scale with a measurement on every wall. Or draw the outline yourself — tap the corners and it holds them square. Once a sheet is on screen, the Sheet panel beside it has a WDI report option: turn it on when the sheet is going onto a Wood Destroying Insect report; leave it off and you get a clean structure diagram. Where the published sources cannot identify one residence, it says so instead of guessing.

How a dimension gets on the page

    Locate the property

    Matched statewide, then re-located on the city's own parcel-accurate locator where one exists. A street-interpolated point can land on the neighbor's lot, so it is never trusted for parcel matching.

    Identify the parcel

    The parcel must contain the located point or carry the address as its situs. The nearest parcel is never assumed — at “4400 Rusk St” the closest lot is 4402.

    Separate the structures

    Footprints centered on the parcel are kept. The largest is the residence; the rest are detached structures. A second dwelling-sized building means nothing is drawn.

    Dimension and orient

    Every run is measured in feet from the source coordinates. The frontage is tagged and the compass is set to true north from the state plane meridian convergence — not grid north.

What this establishes, and what it does not

Verified

  • Texas single-family coverage, live, from published city and state survey, parcel and footprint services.
  • Outline, wall lengths, bearings, perimeter and area computed from source coordinates in survey feet (EPSG:2277).
  • True north from PROJ meridian convergence at the property.
  • T-5 codes and limits taken from the official TDA form.
  • Ambiguous and unmatched properties are refused, not guessed.

Not established

  • These are footprint perimeters, not verified wall lines. Public footprints are compiled from aerial survey and may follow the roof edge, including overhang.
  • No public Texas source labels a building's floors.
  • Nothing here is field-verified. Agreement between two reads of the same source is self-consistency, not accuracy against a measured wall.
  • Mapping age varies; a recent addition may not appear.

The diagram is an attachment. The complete T-5 report, scope, disclosures, signatures and the licensed inspection itself remain separate. This software never detects a pest, diagnoses a condition, or determines inspection scope.
